Operating Reserve Fund Option

This program is for the landlord who wants as few hassles as possible with their income property. With this program seven percent (7%) of the monthly rent is set aside in a trust account for emergencies and repairs to the rental property. The Rental Manager is provided authority to expend this money to respond to emergencies and to maintain the property. Should the service be terminated, or should you wish to terminate the Operating Reserve Fund option the funds will be returned to the property owner. Plus any applicable interest.

Initial Condition Inspection

As a value-added service our initial Condition Inspection will be provided at no cost. As part of the inspection we will produce a Condition Inspection Report for your review.

Included Services

  • A licensed rental management team that can be reached when you need them
  • Benchmark - two-day response time for all inquiries
  • An estimate on the rental price of the property
  • Marketing and advertising
  • Replying to questions and correspondence from perspective tenants
  • Arrange and conduct showings
  • Accept, review, screen, and process rental applications, which includes a reference and credit check
  • Collect and manage security and, if applicable, pet damage deposit
  • Prepare and execute the lease agreement for a minimum of one-year term
  • Arrange and conduct move in/out inspections with the tenant
  • Complete and submit documentation to the strata (if applicable)
  • Collect the monthly rent via preauthorized debit, credit, cash, or cheque
  • Respond to tenant inquiries and concerns
  • Arrange for the payment of expenses associated with the property
  • Provide monthly financial statements
  • Provide yearly income and expense statements
  • Prepare tenant notices and work with the Residential Tenancy Office
  • Afterhours and emergency service (via 24-hour emergency line)

Optional Services

Operational Reserve Fund service

  • Arrange for general/seasonal/annual maintenance when required/requested
  • Project management services for the completion of large projects or renovations
  • Assist with arbitration preparation and appearance at proceedings

Accounting Only Service

This is a simplified service to assist with the management and control of funds for your rental property. It includes the following:

  • Collection of rental fees
  • Monthly/Yearly financial statement
  • All other services charged on hourly basis
